My responsibilities include managing day to day operations, developing sales goals and strategies to attain them. Entertaining prospective clients and qualifying/converting leads. Demonstrating services and explaining market conditions to prospective clients with a value added approach, using knowledge and experience to benefit the client. Contract initiation, negotiation, closing, and transaction management. Transaction management includes converting, digital filing, hard copy manipulation and filing, recommending service providers and ordering and reviewing title commitments including taking an active role in correcting title defects and/or assisting with communications or directions satisfying requirements. Ordering and attending inspections of residential and commercial properties and handling of/resolving inspection findings between parties to the transaction by way of communications/negotiations/addendum formulation and consummation. Providing transaction information to banking institutions to assist in the processing of financing. Keeping lines of communication open between all parties to the transaction and assisting with scheduling of appraisals, sanitary systems pumping and inspections, repair contractors, etc.. Ensuring transactions are progressing on targeted time lines by following up on all aspects of the transaction and with applicable parties and scheduling closings. Reviewing and making sure all aspects of transactions are reflected accurately on settlement statements and handling any potential delaying circumstances while keeping all parties in the loop and effectively managing the transaction to a successful close. Initiating and implementing marketing and advertising strategies as well as post transaction follow-up.
